La question du logement qui condense une bonne partie des problèmes sociaux en milieu urbain, ne peut se poser séparément de l'analyse de la production capitaliste, et surtout de celle du capitalisme immobilier. Dans un premier temps, on cherche à comprendre comment la production marchande et capitaliste entraîne la formation des grandes villes modernes. Outre: la socialisation du procès de production dans la grande industrie, un des facteurs déterminants de l'explosion urbaine apparaît dans la tendance à la concentration géographique des capitaux privés. Cette tendance n'est compréhensible qu'en référence aux lois de la circulation du capital, qui font l'objet d'une deuxième partie. Ces lois déterminent la division du capital social en différents capitaux à fonctions spécialisées. On voit dans un troisième tempii que parmi ces capitaux spécialisés, on peut compter le capital immobilier dont la fonction particulière porte sur l'organisation spatiale des activités liées à la reproduction de l'ensemble du capital. Enfin, on considère les effets que provoque le capitalisme immobilier sur le marché des terrains et la question du logement. La situation de la ville de Québec est traités à titre d'exemple.
Abstract
The question of housing, which summarizes a good part of urban social problems, cannot be posed independently of an analysis of capitalist production and especially of capitalism in real estate. First the author tries to understand how market-oriented and capitalist production brings about the formation of large modern cities. In addition to the socialization of the production process in large industries, one of the determining factors of the urban explosion may be seen in the tendency of private capital to concentrate geographically. This tendency is only understandable in reference to the laws of capital circulation, which are the object of a second part of the paper. These laws determine that the stock of social capital is divided into different capitals with specialized functions. In a third part, the author shows that among these specialized capitals, one may find real estate capital, the particular function of which is to influence the spatial organization of activities linked with the reproduction of capital as a whole. Finally, the author considers what effects real estate capitalism has on the real estate market and on the housing question. The situation of the city of Quebec is treated as an example.

El problema de vivienda que condensa una gran parte de los problemas sociales en la región urbana, no puede posarse separadamente del análisis de la producción capitalista y sobretodo del analysis del capitalismo inmobiliario. En un primer tiempo se busca la comprensión de como la producción mercantil y capitalista impulsa la formación de grandes ciudades modernas. Además la socialisación del proceso de producción en la gran industria, uno de los factores determinantes de la explosión urbana aparece en la tendencia a la concentración geográfica de los capitales privados. Esta tendencia no es comprensible que si nos referimos a las leyes de la circulación del capital, que hacen el objeto de una segunda parte. Estas leyes determinan la división del capital social en diferentes capitales con funciones especializadas. Se ve en el tercer tiempo que entre esos capitales especializados, se puede contar el capital inmobiliario cuya función particular porta sobre la organización del espacio, de las actividades liadas a la reproducción del conjunto del capital. Al final se consideran los efectos que proboca el capital inmobiliario sobre el mercado de terrenos y el problema de vivienda. La situación de la ciudad de Quebec es tratada como ejemplo.
